Home Inspections for Chicago
Our Residential Inspection is offered for single and multi-family homes as well as condos. These inspections adhere to the state of Illinois’ Standards of Practice (SOP). As long as they are safely accessible, we thoroughly inspect the following areas:
- Interior(kitchen, bathrooms, attic/crawl areas)
We will inspect the home and offer sellers advice about the repairs and upgrades that could make the home more appealing to buyers. Pre-listing inspections build confidence with your buyers and help you close on your sale faster.
Radon is a naturally occurring gas that can cause cancer. It’s important to get a radon test before purchasing a home to ensure that the levels in the home are safe. Avoid future health problems by scheduling your Radon Test today!
A WDO inspection is important because it can reveal any existing damage or pests in the home that the seller may not have disclosed or been aware of. It’s important to know about any existing damage or pests before you purchase a home, as they can be costly to repair or get rid of.
New Construction Inspection
Conducted prior to the builder’s final walkthrough of the property, we’ll search for mistakes made over the course of construction and help you communicate with builders on where the issues are. Even new construction usually has some issues to be addressed.
11th Month Builder’s Warranty Inspection
New construction homes are typically protected by the builder’s warranty for the first 12 months. Schedule this inspection toward the end of that timeframe so that we can identify any existing issues. Defective areas of the home may be partially or fully covered in accordance with the warranty agreement.
A Re-Inspection is a final walkthrough of the home usually the day before closing. We check that all items that the seller agreed to repair were done as promised. You also receive a written report as documentation.
Tools and Technology
Thermal Imaging Camera
Thermal imaging is a crucial tool in modern home inspections, offering invaluable insights into a property’s condition. By detecting temperature variations that are invisible to the naked eye, thermal imaging can identify issues such as moisture intrusion, insulation deficiencies, electrical hotspots, and HVAC system malfunctions.
This non-invasive technology enables inspectors to uncover hidden problems early on, providing homebuyers with a comprehensive assessment of the property’s integrity.
Aerial Drone Camera
Using drones in home inspections enables us to access difficult-to-reach areas such as rooftops and chimney stacks, providing comprehensive visual assessments of a property’s exterior.
This technology enhances the efficiency and accuracy of our inspections, empowering both homeowners and homebuyers with valuable insights into potential structural issues and maintenance needs.
We go above and beyond at every inspection
We work hard to exceed the expectations of our customers and conduct our inspections with care and professionalism. We follow the ASHI Standards of Practice to help make our pledge a reality.
