Residential Inspection

Our Residential Inspection is offered for single and multi-family homes as well as condos. These inspections adhere to ASHI and the state of Illinois’ Standards of Practice (SOP). As long as they are safely accessible, the following areas of the home will be inspected for damage and defect:

Thermal Imaging

We use a thermal imaging camera when warranted to see areas of temperature difference that can indicate moisture or heat loss within the home’s walls. We can also quickly check hot water or electric radiant heating systems. A basic thermal scan is included with your home inspection at no additional cost.

Pre-Listing Inspection

Pre-Listing Inspections are a great tool for home sellers that want their property to outshine the competition on the market. We will inspect the home and offer sellers advice about the repairs and upgrades that could make the home more appealing to buyers.

Re-Inspection

A Re-Inspection can be scheduled as a follow-up to any Residential Inspection. During this second walkthrough of the home, we check that all repairs, upgrades, and other changes that were requested are complete and safe.

Radon Testing

Radon is a radioactive gas that is known to cause lung cancer. It cannot be detected by sight, smell, or taste. Testing must adhere to requirements from the Illinois Emergency Management Agency and is done using specialized equipment that is approved by the agency.

Tests must be a minimum of 48 hours and may need to be longer depending on conditions of the property. Our approach is to be as convenient and unobtrusive as possible while meeting the required Closed Home Conditions. Click here for Closed Home Conditions Form.

The test is generally set by the inspector at the inspection and retrieved 2 days later if possible and 3 days later if needed. The test devices are the most advanced Continuous Radon Monitor (CRM) available that uses a battery instead of a cord plugged to an outlet. This allows more options for placement and reduces the chance of a trip hazard for the seller during the two-day test.

 

Wood Destroying Insect (WDI) Inspection

We are diligent to look for evidence of wood destroying insects like termites as part of a residential inspection. Wood destroying insects can cause major structural damage to your home despite their small size. Buyers with VA Loans who decide for us to perform a full termite inspection and use the required NPMA-33 form with invoice are charged $125. The cost of the pest inspection is normally reimbursed by the home seller at closing. If you would like a WDI inspection alone, we suggest that you contact a pest specialty company such as Orkin.
